CONDITIONS FOR HIRE OF LORIEN
COTTAGE AS HOLIDAY ACCOMMODATION

* DAYS & DATES. The cottage is available to rent by the week (7 nights arriving on the Thursday) throughout the year. Flexible days can be arranged off peak.

* PRICES vary from £350 per week low season to £1180 per week high season. Electricity incl. Thursday 3pm to Thursday 10am

* GENERAL. This property is hired on the understanding that the accommodation is for holiday use only and that no right to remain in the accommodation exists for the tenant or anyone in the tenant's party.

* TENANT'S OBLIGATIONS. Care must be taken of the property and it must be left in a clean and tidy state and all furniture returned to the place in which it was found on entry. Regrettably dogs or other pets are not permitted and please be reminded that no smoking is permitted at the bungalow. The owners and their Agents reserve the right to reasonable access to the property during the tenancy.

* BOOKING. The booking will not be considered confirmed until a receipt has been issued for the necessary deposit of 50% of total payment due. If a booking is made less than one month before arrival, the full rent is due at the time of booking.

* OVERSEAS BOOKING. Applications from overseas will only be accepted if the booking form is accompanied by the full rental. Cheques should be made out for the sum involved at the current official exchange rate. Euro cheques are acceptable but no one cheque should be made out for more than £200. Payment by PayPal can also be arranged.

* FINAL PAYMENT (UK only). The balance of the rent is payable one month in advance of the tenancy.

* CANCELLATION. Cancellation notice over two calendar months - full refund, less £25 administration fee. When cancellation notice is given less than two mths but more than one month, the deposit is retained. If cancellation notice is given less than one month, the full rental is payable. We shall endeavour to secure another letting of the property for the same term and rental in which case your deposit/rental will be returned, less an administration fee of £25 plus the cost of necessary advertising used in the attempt to re-hire. You are strongly advised to insure against cancellation. * BREAKAGES/DAMAGE. Tenants are responsible for any breakages or damage. Please advise owner so that repairs and replacements can be carried out as soon as possible.

* NUMBER OF OCCUPANTS. The hirer agrees that the property will not be occupied by more than six people.

* BEHAVIOUR. Tenants agree to respect the neighbourhood and not to create any form of disturbance through noise and/or unseemly behaviour.

* NON-AVAILABILITY OF PROPERTY. If, due to reasons beyond the control of the owner and Agents, the accommodation is not available, the owner will refund your deposit/rental but will be under no further liability towards you.

* DURATION AND TIMES OF LETTING. Unless otherwise stated, occupation cannot be taken until 3.00 pm on the first day of the tenancy and departure must be by 10.00 am on the final day.
